| Robert Colucci (founder) Chief Executive Officer Robert Colucci is Chief Executive Officer of PEI. He is a graduate from the University of San Diego, with a major in Business Administration. Mr. Colucci grew up in Los Angeles, learning the ropes of his father’s entrepreneurial real estate business. His family later moved to Vista, California, where his father became one of the largest land owners. Mr. Colucci started his career in real estate in 1987, supervising the construction of single-family homes in San Diego County. In 1990, he became the Chief Financial Officer of CBC Investments, Inc., a real estate firm based in Vista. Five years later, he established PEI with Dario De Luca, with whom he has been friends since childhood and business partners since 1988. Mr. Colucci served on the Advisory Board at Rancho Vista National Bank before its merger with Bank of Commerce in 1999. Mr. Colucci lives in Rancho Santa Fe with his wife and six children. He is a commercial boat captain and enjoys playing golf with his children.
Dario De Luca (founder) President and Chief Operating Officer Dario De Luca is President and Chief Operating Officer of PEI. Like Mr. Colucci, Mr. De Luca also grew up in an entrepreneurial real estate family, helping his father build homes and apartment complexes. He started his career in 1987, supervising the new construction of apartment buildings in San Die
go County. Two years later, Mr. De Luca began building high-end, custom homes in San Diego, which became his main focus for the subsequent three years. In 1992, he became the Vice-President of Operations for CBC Investments, Inc., overseeing the day-to-day operations of the entire real estate firm. Mr. De Luca served as Director on the Board of Rancho Vista National Bank. Mr. De Luca is married, has three daughters, and lives in Rancho Santa Fe. He has ten years of law enforcement experience as a Deputy Cadet and Reserve Police Officer with both the San Diego County Sheriff ’s Department and the Oceanside, California Police Department. Mr. De Luca is currently a Commander of the San Diego County Honorary Deputy Sheriffs’ Association.
Pino Vitti Chief Financial Officer Pino Vitti is responsible for financial reporting, investments pro-forma analyses, and income and estate tax planning. He is also in charge of human resources, payroll, and is the coordinator of several operational departments, with ten years of hands-on experience in management, business relations with financial institutions, attorneys, and CPAs. At PEI Vitti handles risk management and insurance, investor relations, strategic planning, and capital markets, manages the accounting and finance department, and convenes with tax and audit consultants. He received his B.S. degree in Business Administration from the University of San Diego.
Bobby Ghiselli Chief Investment Officer Bobby Ghiselli oversees capital markets, investor relations, and commercial real estate acquisitions for PEI. Prior to PEI, Mr. Ghiselli was Director of Acquisitions for Douglas Wilson Companies where he led a team procure investments of value-added and distressed real estate commercial properties in the Western United States. From 2004-2008, Mr. Ghiselli was responsible for originating senior and mezzanine bridge loans as a Vice President for CWCapital LLC and GE Real Estate. Mr. Ghiselli has been involved in over $750 million of commercial real estate transactions in his career. He received his MBA in Real Estate Finance from Marshall School of Business at the University of Southern California and his undergraduate degree from the University of Texas in Austin. Mr. Ghiselli is a licensed California Real Estate Broker and is an active member of NAIOP and Urban Land Institute.
Nicolas Biancamano Director of Acquisitions Nicolas Biancamano joined the ranks of Pacifica Enterprises in 2008 as Director of Acquisitions. He previously held similar positions at Pacifica Companies and Paragon Management Company, both based in San Diego. His impressive track record includes approximately $500 million in commercial real estate transactions, comprising acquisitions, loan originations, and debt restructuring. Prior to his undertakings in real estate, Nicolas worked for three years at the Danone Company in Canada where he occupied brand management positions. Biancamano graduated with a Bachelor in Business & Administration from the Hautes Etudes Commerciales in Montréal, in Canada. He has also studied at the Luiss Guido Carli in Rome, Italy. He holds a Master of Science in Real Estate from the University of San Diego, and is a member of the Urban Land Institute and the Burnham-Moores Real Estate Club.
Mirko Marrone Director of Asset Management Mirko Marrone is director of property management for PEI. Mr. Marrone has worked in real estate as a property manager for over ten years, managing commercial, industrial, office, and residential space in California, Arizona, and Nevada. On the commercial side, he has been negotiating leases with such tenants as Starbucks Coffee, Rite Aid, UPS, Direct Buy, and Sharp Healthcare for a cumulative consideration in excess of $10 million. The range of commercial properties currently managed by Mr. Marrone includes shopping centers, office buildings, showrooms, and industrial space totaling over 600,000 square feet. On the residential side, Marrone has managed in excess of 3,000 units in the Southwestern US and has consistently been able to achieve high occupancy rates and rental income, thus raising the value of the underlying assets. He also has extensive experience in forming and managing HOA boards. Currently Mr. Marrone oversees the management of over forty properties. Marrone holds a certificate in Real Estate Finance, Investments, and Developments from the University of San Diego and a certifcate of Leadership North-County San Diego from California State University San Marcos. He is also a member of several associations: the Institute of the Real Estate Management (IREM), the Apartment Owners Association (AOA), the California Apartment Association (CAA), and the Arizona Multifamily Association.
Debbie O'Connor Regional Commercial Manager Debbie O’Connor joined Pacific Real Estate Services, Inc. in 2011 and oversees management of the commercial assets, working directly with the Director of Asset Management. Ms. O’Connor’s real estate experience, which spans more than 20 years, includes management and leasing of office, industrial, retail, and medical projects for various third-party clients including Principal Financial Group, Amresco, LNR Property Corp, and various private investors. Ms. O’Connor holds a CPM designation through the Institute of Real Estate Management (IREM), and served as the 2010 VP of Finance for IREM-LA before relocating to San Diego. She is also a member of the CCIM Institute and earned a CCIM designation in October 2010. Ms. O’Connor holds a B.S. degree in Business Administration from San Diego State University and is a licensed California Real Estate Salesperson.
Wileen Mirafuente Director of Finance and Legal Affairs Wileen Mirafuente is the director of finance and legal affairs for Pacifica Enterprises, Inc. A summa cum laude graduate from the University of San Diego, she holds a Bachelors Degree in Accounting and Finance with an emphasis in Real Estate. Initially joining the team in 2001, Ms. Mirafuente separated from PEI for three years, to work for Ernst & Young LLP to gain her Big 4 public accounting experience and successfully completing all requirements and examinations to be a Certified Public Accountant. While at Ernst & Young, Ms. Mirafuente’s client base primarily included national real estate firms and publicly traded pharmaceutical companies. She returned in 2010 to Pacifica and is currently responsible for financial reporting requirements, investor relations, and the primary liaison to multiple law firms. Additionally, Ms. Mirafuente manages asset resources, litigation risk management, and all contractual obligations, whether transactional or operational, for PEI. Ms. Mirafuente is also a licensed California Real Estate Broker.
Daniel Hayden Director of Engineering As director of engineering, Daniel Hayden, P.E. provides engineering and development expertise to evaluate, improve and maintain new and existing real estate acquisitions and assets. A California licensed civil engineer, Hayden brings 6 years of entrepreneurial experience as principal and owner of a single source consulting firm specializing in residential, multi-use and light commercial developments. Prior to that Hayden received most of his experience as project engineer at Tait & Associates, entitling and developing large commercial projects. Hayden graduated Cum Laude from the University of California Irvine in Civil Engineering with a specialization in structural engineering. As a native San Diegan, Hayden is proud to follow in the footsteps of his father and grandfather and continue his family’s history in the engineering profession. Hayden is a member of the American Society of Civil Engineers (ASCE) and the Structural Engineers Association of California (SEAOC).
Brian Richardson Director of Construction Services Brian Richardson is director of construction services for PEI. A California-licensed general contractor, Richardson has worked with Pacifica for over five years, overseeing the renovation of over 3,000 condominium units in the southwestern US region. He has managed over 120 in-house employees and oversees dozens of subcontractors. From 1989 to 1997 Richardson was regional sales manager and operations manager in mobile electronics in Southern California. From 1998 to 2005 he was a San Diego City fireman and independent builder of single-family residences. In 2004 Richardson started working with Pacifica, where he quickly became director of maintenance and construction services. Richardson is a licensed class-B general contractor, a certified water damage restoration technician, and a certified mold remediation technician.
Karen Richardson Director of Residential Sales Karen Richardson has been working with PEI since 1997, beginning in the property management division, then moving to residential real estate transactions. A licensed real estate agent, Richardson has the uncanny ability of finding the most remunerative residential opportunities in the niche of apartment rentals, condominium units, and single-family residences in Southwestern California.
Eric Jencks Director of Planning and Design Eric Jencks is director of planning and design for Pacifica Real Estate Services. A graduate of Whittier College, Jencks joined the ranks of Pacifica in early 1998. He oversees the development programs for acquired assets, and works with other company disciplines to create uses where asset values can be maximized. Jencks is responsible for creating the team of consultants, engineers, and architects who comprise the design and development team for Pacifica's projects; he also works with local municipalities and regulatory agencies to bring project ideas to fruition.
Gabe Santo Senior Project Manager Gabe Santo is senior project manager for Pacifica Real Estate Services. Santo grew up in Pasadena, California, working for his father's entrepreneurial real estate business, focused on architecture and construction. From 1996 to 2008, Santo owned and operated a commercial flooring company, while also working as an independent developer of custom homes in Los Angeles, Sierra Madre, Monrovia, and in Riverside County. As project manager for Pacifica, is involved in high-level supervision of all construction-related projects, from planning and budgeting to building and project development.
Frank Scinico Director of R&D and Information Technology With an experience in multi-platform Information Technology that dates back to the early 1980s, Frank Scinico has been working with PEI for over ten years, managing and overseeing all aspects of the IT infra-structure, ranging from system administration, management and maintenance to network/server operations and hardware/software solutions. Mr. Scinico also assists management in collecting and analyzing real estate market data and in translating management strategies into tactical department objectives and managing their implementation.
Teresa Serrano Controller Teresa Serrano has been working with PEI since 1997, serving as controller, treasurer, accounting department supervisor, and director of human resources. She assists the CFO in working with CPAs, government auditors, subcontractors, and attorneys. Serrano has over 21 years of experience in property management and construction accounting. She holds a B.S. degree in mathematics from the University of Santo Tomas in Manila. |
